TYCO HOMES SUPERIOR QUALITY BUILDING POINTS AND UPGRADED SPECIFICATIONS

All Tyco Homes packages include land, water, sewer/septic,
blasting (if necessary), clearing of lot, permits, & hookups.

THERE ARE NO HIDDEN CHARGES!

We build to and / or exceed all B.O.C.A, C.A.B.O and
National Association of Builders codes; not local codes, which are minimum standards.

FOUNDATIONS

1. Foundation footings are steel reinforced poured concrete.
  2. Foundation walls over footings are concrete blocks with Durawall or poured concrete walls.
  3. Foundation walls are parged (stucco) above and below grade, sealed and waterproofed.
  4. A water drainage system (perimeter drain) shall be installed around the entire house on all full foundations.

FRAME

1. All lumber shall be kiln dried.
  2. Framing shall be 2" x 6" construction on all exterior walls, 16" on center.
  3. Floor joists shall be 2" x 10" or larger, 16" on center.
  4. All interior framing shall be 16" on center.
  5. Bridging shall be used to reinforce floor joists
  6. Floor areas shall be constructed with 3/4" AdvanTech® engineered plywood, nailed and glued.
  7. All other sheathing is Plywood.
  8. Additional luan underlayment under all bath and kitchen areas.
  9. 1/2" sheetrock on walls and ceilings, nailed, screwed and glued, taped and spackled with three (3) coats.
10. Greenboard (waterproof sheetrock) in all wet areas.

INSULATION
  1. Consists of Owens-Corning fiberglass R-19 in walls, R-38 in ceilings, R-30 in vaulted ceilings.

ROOFS
  1. Roofs shall be constructed with 1/2" Fir plywood, 15lb. felt with continuous ice shield underlayment with
      GAF® Sealmatic fiberglass shingles with a 30 year Manufacturer's Warranty.

  KITCHENS
  1. Custom designed oak wood cabinets. Choice of colors.
  2. Formica counter tops with full backsplash. Choice of colors.
  3. Armstrong vinyl no-wax flooring. Choice of colors.
  4. Stainless steel sink with sprayer. Choice of single or double bowl.

BATHROOM AND PLUMBING
1. All interior water supply shall be copper or Aquapex® tubing.
  2. Quick recovery hot water heaters.
  3. Outside frost free hose bib with spigot.
  4. One piece fiberglass tubs. Choice of colors.

  ELECTRICAL
1. Electric service shall be 200 amp with circuit breakers and a 30 breaker panel box.
  2. Brass carriage lights and outside electrical outlets at all exits.
  3. UL approved smoke and fire hard-wired detectors throughout.

  CARPETING
1. All rooms include carpet with a 5 year soil & stain protection & 10 year quality assurance warranty.
Choice of numerous colors.

  DOORS AND TRIM
1. All exterior doors are Insulated Security doors.
  2. All interior passage doors are three-hinged birch wood. Choice of stain.
  3. All closets shall have shelves, rods, and bi-fold doors.
  4. Stained wood molding throughout house, windows and doors. Choice of stain.
  5. Complete interior painting.
  6. Anderson Windows Standard.

All homes include free architectural service and plans made to order.

All homes fully warranted and guaranteed parts and labor, and inspected by the township with a Certificate of Occupancy, where required.

Due to availability, builder substitution for certain name brand items with items of equal or greater quality may be necessary to avoid delay.
